Hernando County spans from the Gulf coast to the Withlacoochee State Forest — roughly 450,000 acres of mixed geography. Most of our homes go up in the Spring Hill area, but we also build in Brooksville, Weeki Wachee, Hernando Beach, Ridge Manor, and Masaryktown. Each community has its own rhythm and its own lot types.
Brooksville, the county seat, mixes historic downtown neighborhoods with rolling pasture lots on the outskirts. Ridge Manor is wooded acreage, typically with well and septic. Hernando Beach and the coastal communities include canal-access lots. Masaryktown and the rural stretches north of Brooksville tend toward larger parcels.
Permitting runs through the Hernando County Building Division for unincorporated areas, and through the City of Brooksville for lots inside city limits. Our team works through both regularly.
What draws people to Hernando County is a combination of land, pace, and proximity — the Suncoast Parkway for commutes south, state parks and Gulf access for weekends, and a cost of living that has not been priced out.

Our plan library gives most buyers a close starting point, and our drafting team adjusts any of them for orientation, setbacks, and the details specific to your site. There is no separate drafting fee, and there is no penalty for iterating until the plan is right. If the existing plans are not a good fit for your vision, we will design something original for you.
Building Process
What the Process Looks Like
The process starts with a visit — either at our model center in Spring Hill or at your lot. We talk through what you are imagining, review our standards and selections in person, and give you a realistic picture of timeline from first conversation to move-in.
Plan selection and any customizations happen together. We draft, we price clearly, and we walk you through the specification document line by line. Once the agreement is signed, we finalize construction drawings and submit for permits. On-site, your dedicated project supervisor runs the build. Final walkthrough, punch-list, and keys at closing.
