What remains is choosing who to trust with the house. Southern Valley Homes has been building on buyer-owned lots across Spring Hill, Brooksville, Hernando Beach, and the surrounding Nature Coast for decades. We bring our 22 floor plans, in-house drafting that adapts any plan to your parcel, and a pricing model built around transparency — the number in your agreement is the number at closing. Over 300 homes have been delivered through this process, backed by more than 50 years of combined team experience.

Your Lot, Your Home

We build on lots of many shapes and sizes. A parcel in an established Spring Hill section, a rural Brooksville acreage, a wooded Ridge Manor site, a canal-access lot near Hernando Beach — each one brings its own questions. Each one gets a site visit before we quote.

The first step once your lot is on our radar is a walk of the property. We look at orientation, topography, tree cover, access for construction equipment, and visible easements. We discuss what you have imagined for the home, and we identify what needs checking before we can firm up a price — HOA or deed restrictions, utility availability, and where a survey or soil test might be warranted. If those items are needed, we tell you up front and break out what they will cost.

Utility access shapes a lot of the early conversation. Established sections of Spring Hill typically have Hernando County water and sewer at the right-of-way. Rural lots in Brooksville, Masaryktown, and Ridge Manor commonly use well and septic. Coastal lots in and around Hernando Beach carry their own considerations under the Florida Building Code, which we discuss with you based on your specific site.

People bring us lots under all kinds of circumstances — inherited land, a lot bought years ago as a retirement plan, a canal lot, a replacement for a mobile home, or a recent purchase of a cleared parcel. Whatever the story, the lot is yours. Our job is building the home you actually want on it.

Services & Pricing

Building On Your Lot

Our library of floor plans is the starting point. We adapt any plan to your specific lot at no drafting fee — flipping for orientation, rotating for views, adjusting footprints for setback compliance, adding or reconfiguring rooms, expanding or trimming square footage. If none of the existing plans are a fit, we will draft an original plan instead. There is no separate drafting charge for that either.

Our out-the-door price for a build on your lot includes site work, the home at our standard specification, driveways and walks, landscape sodding, and appliances. Items that vary by site — surveys, soil tests, impact fees, utility tap fees — are broken out separately with no surprise line items. The contract number is the closing number.

Building Process

From Lot to Front Door

After the site visit, plan selection and any customizations happen at our model center or on-site, whichever is easier for you. Once your plan is finalized, drafting produces drawings adapted to your specific parcel, and we submit for permits through the applicable jurisdiction — Hernando County for most of the area, or the City of Brooksville for in-city lots.

From there, construction follows a schedule we commit to at the start. Your project supervisor stays on your build from foundation to close-out. At final, we walk the property with you, compile warranty documentation, and turn over the keys.
